PLEASE READ THIS BEFORE YOU DECIDE TO USE THIS ORGANIZATION FOR SURVEYING PROPERTIES. THIS EXPERIENCE HAPPENED IN APRIL - MAY 2026.
I had the worst experiences imaginable trying to get survey on a property. I was in talks with an auctioneer about buying it and was looking to have it surveyed ahead of a bid so that I could negotiate with all relevant information.
I had reached out for a quote on pricing to see how much it would be and the price I was quoted for a Type 3 Comprehensive Survey was €899.00 plus VAT. I would later find out this meant VAT was added on, not that it was included in the price so I ended up paying €1106. From experience, this is generally phrased as "Excluding VAT".
This is the description of the survey as offered by Quraisha:
"Our comprehensive survey where everything is visually inspected from top to bottom, and your plumbing, heating, and electrics functionality is checked. Free Damp survey and Noise survey included."
We thought that this would be perfect for us as it would avoid the need for other surveyors and the like. On April 27th, I asked about a payment gateway to pay for the survey and requested to know about the earliest this could be scheduled. I was advised that I need to use Bank Transfer to pay them which, in 2026, is odd. I was advised that a surveyor would be out to inspect the house on April 29th.
The Surveyor went out and surveyed the house. I was advised it would take 2 days to have the report done. On May 5th I was asking about an update on the report as I had received no correspondence at all. I was advised that the Surveyor was Sick, hence the delay. I got the report later that day.
The report wasn't even a cursory glance at the house because I and others with me had done that previously and noticed more than the report provided. The report I was provided lacked any detail on the overall health of the house.
It didn't note the visible roof of the property showing signs of deterioration. It didn't note the flat roof of the extension taking on water. It didn't note mold at eye level as you enter the bathroom. It didn't note dry rot on planks visible on the first floor. Some basic and clear observations were not noted. There was copied and pasted language contradicting itself within the document multiple times. To give an example - “The paintwork is in good condition throughout/The paintwork is stained and is flaking in places throughout”.
On the May 7th I replied with the clear issues with the document as listed above and more. I asked what their organization would do to fix the issues noted. On May 11th, they added the information I noted, based on my word without a second review of the property. Along with this, there was justifications on why the rooves were not checked. I was advised that the expectations I had was unreasonable as the "Specialized equipment" fell outside the scope of the assessment and from ground level the condition was fair.
That same day, I replied with photo's showing this was not true. The issue was clear from ground level. Outside of that, A ladder or a pair of binoculars are not specialized equipment. I also informed them that updating the document based on my word and not do a second inspection left me with no faith in them. The fact that I was being gaslit into believing this was standard practice for a premium product infuriated me. I asked for a full refund for the amount paid.
On May 12th they offered to do a second inspection. I had lost any faith that they could deliver the product they promised. I reiterated that I wanted a refund. At this point it's been 2 weeks from contact and we now had competition force a bid. The negotiations had started which was the opposite of what I wanted. They asked for my bank details to organize the refund. I requested updates. The response was "we have procedures to follow". It was May 16th they advised that the refund had been actioned and they promised it would be in my account by May 17th, A Sunday no less.
EDIT: I didn't get the refund until the 20th of May.

Brilliant company. They responded nearly instantly; they gave us good tips on how to get ready for the survey and how to maintain the place once we get it. The person who came out to do the survey was punctual, professional and friendly. Quarisha, with whom I exchanged all my emails, was lovely and helpful. The survey results were returned to us in a super speedy timeframe and gave us everything we needed to know about the flat. They was recommended by a friend and we will be recommending them in the future

Very happy with my experience of Beacon consultants. They advised me and reported on external wall cracks on a property I was buying in Dublin. In particular Quraisha handled my query and arranged a really quick engineer examination and report. Engineer David was very good to deal with. The report was comprehensive and well presented. So much so that the bank, having raised the query prior to giving us our formal mortgage offer, approved everything immediately after receiving the report and repair cost estimates.

Con: (1) Survey was rescheduled without notifying me so I missed the chance to see the house with the surveyor (2) the report was meant to cover an extensive visual inspection but there was no comment on the electrics / wiring / plugs / lighting (3) failure to identify / highlight oddity in kitchen floor levels (4) many comments are included without addressing significance / importance [e.g. "Additional fireproofing is not installed between the party walls" - no clarity/explanation on whether this routine for houses of this type or a real concern]

I was recommended to use their service last year by a friend of mine but was really disappointed with it and would never recommend it to anyone ! First of all, they did not point it out all the faulty things, such as the toilet flush not working and obviously there was a leaking issue at one of the bathroom, but nothing was mentioned on the report and I can't believe they had forgot to mention such an important issue in the report ! I wouldn't choose to buy this property had I known there were so many issues in the property itself. Lastly, their customer service was terrible and they replied really slow. They would only replied promptly when they asked the money from you. In a nutshell, don't choose this company !
[Update] I would like to respond to what you said in regards to your company offering me type 2 survey and I decided to decline it, which was totally nonsense and I could show you all the conversation between your company and me and none of them would show Colin mentioning the difference between Type 2 & 3 to me. As for the leak, it is actually quite apparent and noticeable that on the ceiling of one of the bathrooms(you can see it from the picture) that there is a water leak and I don't understand how you could still insist that it wasn't apparent?

I had a house survey done which was a comprehensive report, my only issue was I never got to speak directly to the surveyor, everything was done by email or phone conversation with the lady in the office.

Excellent service. I've used their service twice, and the speed at which the survey was completed and the thoroughly informative surveys impressed me. There was constant good communication and expectations were exceeded.

My experience was less than satisfactory. The initial survey report was delivered four days after the survey had been conducted, and I had to follow up with several emails to obtain updates. To our concern, this report contained a significant error in the assessment of the windows. This prompted us to question whether other crucial aspects may have been overlooked. Consequently, I requested a second survey to ensure the accuracy of the assessment. The second surveyor identified a crack in the foundation that extended from the ground to the roof, revealing a far more critical issue that the initial surveyor had missed. Regrettably, I do not wish to use their services again in the future.

Very dissatisfactory service - received repeated email requests for payment BEFORE the survey was conducted, yet when I had some queries on the assessment points in the survey, I got no response and had to chase and chase. Despite saying they would follow up on queries, Beacon don't seem to care after the fee is paid. Shop around - there are more attentive companies out there.

Communication from the beginning of the process until the end was excellent. Arrived on time, there was absolutely no rush and explained in detail the issues found. The quality of the report was also excellent and received it promptly. Very professional and helpful from start to finish
